Selling FAQ

Taking that step - Selling your home

It can feel like the details are endless when you're selling a property, whether it’s your first time or you’ve sold houses like you change your clothes. It is our job to streamline the process for you, ensuring everything is completed as simply and efficiently as possible.

How important is communication when selecting a Realtor?

Just like any relationship, communication is really the most important thing, and makes all the difference when you sell your house. You should always know what's going on behind the scenes while your property is listed. In the beginning, we’ll work together to formulate price and marketing strategy. Then throughout the entire process, we’ll communicate however you prefer, phone call, email, or text. Our phones are just an extension of our hands, so we almost always respond in minutes.

How do you prepare your home for a successful sale?

The more we work with sellers the more important getting your home in the best condition possible to sell, really is. Seriously enough, it could make you more money at the end of the day. We compiled a list of items that we’ve found to be useful for almost everyone getting ready to sell their home. Note – it isn’t necessarily a “rearrange your furniture” checklist because it revolves more around cleaning, repairing and organizing and less around specific furniture, bedding and paint colors. That’s why we’re calling it a Home Listing Checklist. Even if your home is beautiful – these are things that could use a second look. Reach out and contact us if you’re interested in selling and want the checklist.

Who decides how much my home is worth?

Unfortunately, You, along with us, are not the ones who decide how much your home is worth. The real estate market does. The market tells us exactly where to price your property to sell and how to approach the marketing of it. There are many things that go into selling your home, including price, location, condition, competition, and timing. During our listing appointment we can cover all of it.

Where do buyers for your house come from?

Good question!! most buyers, over 90%, start their search online…on any one of the gazillion real estate websites out there. Next would be through their realtor, seeing a yard sign, or an advertisement for an open house. Newspaper and magazine advertising is very low on the totem pole. Most of the advertising budget will go to online marketing and the realtor you choose to work with should have an excellent internet marketing program. Hint, hint.

To stage or not to stage, that is the question.

That saying, you don’t get a second chance to make a first impression, well it really holds true here. Most buyers make decisions about the property they see within the first 15 seconds of entering the home. Don’t get “staging” confused with buying expensive furniture and accessories. Adding cost effective amenities and improving the general cleanliness and condition of the home is what we call “staging”.

How do past clients feel about you?

I hope they love me…while not everything is perfect and smooth, we have some of the best clients a Realtor could ask for. We’re not just saying that. If you would like to speak to a few, we’d be happy to provide their names and numbers for you to have a chat!
